Beyond our three strategies: other private-market deals, in one Dataroom.

Alongside trade finance, collateral lending and pre-IPO, the Dataroom lists deals from other sponsors: real estate, private credit, funds, infrastructure and more, tokenized or not. Each listing names its sponsor, structure and documents, so you can review every deal the same way.

Tokenized or not

A tokenized deal records investors' interests on a permissioned digital register; a conventional deal keeps the register with an administrator or transfer agent. In both, the economics, the risks and your rights come from the legal documents. Tokenization changes how ownership is recorded and transferred, not what the asset is worth.

What you can find

Ten kinds of deals, each with what to check first.

  • SPV or fund

    Real estate

Income-producing buildings and developments. Check the valuation date, the debt on the property and who manages it.

  • Loans and notes

    Private credit and notes

Loans to businesses, asset-backed notes and receivables. Check the security, the seniority and the servicer's default history.

  • Fund and company stakes

    Private equity and secondaries

Stakes bought from existing holders, often below the last valuation. Check how the discount is measured, transfer consent and fees.

  • SPV, SAFE or SAFT

    Venture and early stage

Early rounds through SPVs, SAFEs or token rights. Check your rights, dilution, vesting and lock-ups.

  • Project companies

    Infrastructure and energy

Renewables, storage, transport and digital infrastructure. Check the offtake contracts, permits and construction risk.

  • Third-party managers

    Funds

Credit, real-asset and multi-strategy funds run by other managers. Check the manager's licence, fees and redemption terms.

  • Physical and pre-export

    Commodities

Stored commodities and pre-export finance. Check storage, insurance and the title documents.

  • Sukuk, murabaha, ijara

    Islamic finance

Sharia-compliant structures. Check the Sharia board's opinion and the assets underneath.

  • Royalties

    Entertainment and IP

Income from music, film and other rights. Check the chain of rights, the collecting agent and the income history.

  • Equity and token rights

    Blockchain infrastructure

Network companies, validators and token warrants. Check the token terms, lock-ups and how they are treated where you live.

How a deal gets listed

From a sponsor's submission to your documents.

  1. 01

    Submission

The sponsor sends the project: what it raises for, the structure, the jurisdiction and its documents.

  2. 02

    Review

We check who is behind it, the legal vehicle, who may invest and that the documents exist. Projects without them are not listed.

  3. 03

    Listing

We prepare the listing with the sponsor: summary, key terms and risks, in the same format as our strategies.

  4. 04

    Documents

You ask for the documents in the Dataroom; they open once the request is approved.

  5. 05

    Investment

You invest with the sponsor's vehicle, under its documents, after its own identity checks.

Checks

What we check, and what stays your decision.

What we check before listing

  • Who the sponsor is, and who signs for the vehicle.
  • The legal vehicle and its jurisdiction.
  • Who may invest, and the minimum.
  • That the documents named in the listing exist.
  • That the listing does not promise guaranteed returns.

What stays with you

  • Whether the deal suits you: a listing is not advice or a recommendation.
  • Your own due diligence, with your advisers.
  • The sponsor's valuations and projections, which we do not verify.
  • Tax, legal and regulatory treatment where you live.

Questions

Asked about third-party deals.

What other investments are in the Asset Haus Dataroom?

Besides our three strategies, the Dataroom lists deals from other sponsors: real estate, private credit and notes, private equity and secondaries, venture, infrastructure and energy, funds, commodities, Islamic finance, entertainment and IP, and blockchain infrastructure. The list changes as deals open and close; eligible investors see the current one after signing in.

Are these deals tokenized?

Some are and some are not. Each listing says whether investors' interests are recorded on a tokenized register, on a conventional register kept by the administrator, or either. The documents, risks and investor rights come from the legal terms in every case.

Does Asset Haus recommend these deals?

No. A listing means the deal passed our basic checks, not that it suits you. Each deal is offered by its own sponsor under its own documents; make your own assessment with your advisers.

Who offers the third-party deals?

The sponsor or manager named on each listing. You invest with that sponsor's vehicle, under its documents and after its own identity checks.

How do I get access?

Request Dataroom access with your work email. A one-time sign-in link arrives by email. On the first visit you confirm your investor status; then you can see the listings, ask for documents and register interest.

Can I list my own project?

Yes. Choose "Issuer or sponsor" when you request access, or use "Submit a project" inside the Dataroom. The team reviews every project and replies within five business days.

Reviewed . Listings change as deals open and close; the Dataroom shows the current list.

Targets are not guaranteed and are not a forecast. Capital is at risk. Each strategy is offered only through its fund or SPV documents, to eligible professional or accredited investors, where the law allows. Nothing here is an offer, investment advice or a recommendation.

Third-party deals are offered by their sponsors under their own documents. Asset Haus provides the Dataroom and the tokenized register; it does not act as placement agent, broker or investment adviser for third-party deals, and a listing is not a recommendation.
